How the Service Works

  1. Understanding Your Investment Requirements

    Contact us through our website enquiry form, by telephone or by email. A member of our property team will discuss your budget, purpose of purchase, preferred areas, financing arrangements, intended holding period, rental income expectations and whether you may wish to use the property yourself in the future. We can then provide initial guidance based on your requirements.

  2. Defining Your Investment Approach

    Once we understand your requirements, we work with you to define the areas, property types and price range to consider. Investment conditions can vary significantly between locations and property types, so we consider not only the purchase price but also rental demand, ongoing ownership costs and the potential liquidity of the property when you eventually decide to sell.

  3. Searching for Suitable Properties

    Once your investment criteria have been established, we search for suitable properties according to the agreed scope of instruction. This may include properties available on the open market, through local estate agents, developers and our established industry network. We then identify properties that merit more detailed consideration.

  4. Providing Property Information & Updates

    When a suitable property is identified, we provide available information on matters such as the asking price, location, property condition, tenure including Freehold or Leasehold, rental potential and any points that may require further investigation. Once a transaction is under way, we also keep you informed of progress.

  5. In-Person or Online Viewings

    For clients who are able to visit the UK, we can arrange property viewings and, where requested, accompany you. If you are based in Japan, China or another country and cannot easily visit the property, we can use photographs, video and online viewings to help you understand both the property and its surroundings.

    Information provided remotely can assist with property selection, but where the physical condition of a building is important to your purchase decision, we recommend obtaining an independent professional survey from a suitably qualified UK Surveyor.

  6. Supporting Price Negotiation

    Negotiation is an important part of a property transaction. We consider the condition of the property, comparable transactions in the surrounding area, market supply and demand, and the seller’s circumstances when helping you consider an appropriate offer and supporting negotiations with the seller or the seller’s estate agent.

    The objective is not simply to obtain the lowest possible price, but to achieve an appropriate balance between price, transaction terms, property quality and your investment plans.

  7. Coordinating the Legal & Transaction Process

    Once the buyer and seller have agreed a price, the formal legal process is handled by a suitably qualified UK Solicitor. Where required, we can introduce independent Solicitors, Surveyors, Mortgage Advisers and Tax Advisers. Each professional provides their services independently from JC International Property.

    When purchasing UK property, transaction costs including Stamp Duty Land Tax should also be taken into account. Additional rates may apply where the purchase is of an additional residential property or where the buyer is treated as a non-UK resident for Stamp Duty purposes. The actual amount of tax and its treatment will depend on your individual circumstances, and should be confirmed with an appropriate Solicitor, Accountant or Tax Adviser.

  8. Ongoing Support After Completion

    After the purchase has completed, we can continue to support you with tenant sourcing, lettings management, property management, repairs and refurbishment where required.

    The residential lettings framework in the UK has been changing significantly in recent years. In England in particular, landlords need to keep up to date with new requirements relating to tenancy arrangements, rent increases, possession procedures and information provided to tenants. For overseas landlords, having reliable arrangements in place to manage both the property and the tenancy locally is becoming increasingly important.

Any agency fees, management fees and other charges payable to JC International Property will be confirmed before you formally instruct us.

Solicitor’s fees, survey costs, mortgage-related fees, Stamp Duty Land Tax, tax advisory fees and other charges payable to third parties are not included in our agency service fees.
